Buying Residential Property

Retainer Fee:

  • UK buyer: Non-refundable retainer fee to start your search £750.
  • Overseas buyer: Non-refundable retainer fee to start your search £1,250.

Search Fee:

  • Fee is 1% of the purchase price payable on exchange of contracts.
  • If the final purchase price is less than £500,000 the minimum search fee is £4,995.

Buying or Renting Commerical Property

Retainer Fee:

  • Non-refundable retainer fee to start your search £750.

Search Fee:

  • Fee is 10% of annual lease agreed (one off payment) payable on signing of contracts.


  • Greengrass Property fees will be for the agreed selling price on the memorandum of sale.
  • Greengrass Property invoice is payable at exchange or contract signing.
